12 Sep Three Simple Steps to Prepare your home for the Buyer’s Inspection…
The excitement of a Purchase Agreement for today’s South of the River Home Sellers quickly gives way to worry about the upcoming Buyer’s Inspection. Making the necessary repairs before listing your home for sale helps prevent surprises and unexpected issues.
All homes can benefit from these simple, extra steps to prepare your home for the Buyer’s Inspection.
Change and clean filters: Now is the time to put in a new furnace filter, clean the filter in your Air-to-Air Exchange System, change the drainage hose from the furnace/AC, clean the outside AC compressor unit, change filters in Drinking Water Systems.
Check rarely used items: open and close your 3rd Stall garage door opener, rarely used windows, check the batteries in the smoke detectors, make sure there is salt in the water softener, run the sump pump and rarely used bath fans.
Make space for the inspector and buyers: clear out personal items under your kitchen and bath sinks, be sure there is clear access to the fuse box, the sump basket, and the attic access hatch.
Prepared Appliances: be sure the dishwasher, oven, washer and dryer are clean and empty, wipe off the tops of other appliances like hot water heater, furnace, water softener.
Remember the Buyers of your home are excited and love it, but it’s still a good idea to present the home like you did for showings! Buyers and their inspector spend a lot of time in the mechanical room, be sure laundry and general storage items won’t be in their way.
