South of the River, MN Buyers have high standards and expectations. Updating your Home is extremely important, here are 5 ways to update your home on a budget.
1. Paint, Paint, and more Paint, Select fresh, modern colors but don’t stray far from the Neutral Colors. There is a color at Hirschfields called Persian Fable and it is my favorite for Marketing Homes in the Southern Suburbs. Strong colors are in fashion but they don’t photograph well. This includes taking down wallpaper too.
2. Declutter! It can’t be stressed enough, it’s more important than ever to declutter your home because of the internet. Homes are not easy to photograph and buyers are judging which homes to visit from those photos. Buyers shop for a home based on the process of elimination rather than the process of selection. Don’t give them a reason to quickly eliminate your home from their search.
3. New Appliances and Countertops make the Kitchen sing. Appliances will cost about $2200-$2900 depending on the level of quality. Granite Countertops are more costly and the decision to put in Granite versus Laminate Countertops should be based on the overall value of your Home. The difference New Appliances make in a kitchen is worth the cost.
4. New Light Fixtures, Handles on your Kitchen Cabinetry and Faucets in the both the kitchen and baths. These are all fairly quick updates and can be done by homeowners to save cost. Recently a client simply took his old brass knobs off the kitchen cabinetry, put them on peg board and sprayed them with an Oil Rubbed Bronze spray paint. The turned out beautifully, and thanks for the tip.
5.Carpet and other Flooring, Nothing says fresh and move in ready like new carpet and flooring. Shop carefully, this week one of my clients had two bids on new carpet in their newly finished lower level. Amazingly the quotes were about $2000 apart. Wow, one quote was nearly double the price of the other.
