The Blaine City Planner shared that the city would like to see the property redeveloped to a commercial us and would be open to re-zoning to accommodate commercial development. Per Brian Schafer, the City of Blaine Community Development Director, the subject property is part of a 36 acre area which has been identified as a land use change in the 2030 comprehensive plan to Planned Commercial/Planned Industrial. This redevelopment is expected to occur within the next several years and will result in a higher tax base, employment and improved aesthetics. The city has identified the same area as a “key redevelopment area” in the comprehensive plan. The new land use could offer Retail, Service, Entertainment, Restaurant, Banks or Manufacturing.
This corner property can be rezoned or redeveloped on it’s own apart from the larger 36 acre redevelopment area. Due to the corner configuration and high traffic volumes at this property, the City of Blaine envisions a convenience store with gas sales as a likely outcome.
The neighborhood is accessed primarily from Interstate 35W to Radisson Road and from US Highway 10 to State Highway 65 which is also know as Central Avenue NE. Commercial, Office, Retail and Multifamily properties line the major thoroughfares in the neighborhood. Immediately to the south of the property is the National Sports Center, a destination athletic complex which draws sports teams from the U.S. and internationally drawing over 4 million visitors a year.
Blaine’s Economic Development Department indicates the City of Blaine has eleven industrial parks, competitive land costs, a strong labor pool, and excellent freeway and highway access to Interstate 35W and Highways 10, and 65. Blaine has an abundant supply of development opportunities for growing and emerging businesses. The Anoka County Airport is located in Blaine, which is the Metro Area’s busiest reliever airport.
