Why you can’t clean the house before your First Real Estate Showing…

It seems almost unbelievable that during my first year of real estate, the office and many established agents, received the old MLS books each month. Our office had two computers which were only used by a small number of agents willing to learn something new.

I was fortunate, being in my late 20’s at that time, I was eager to embrace the computer MLS listings. Each day, when I got a turn on the computer I would go through my list of Buyer Clients, search for new homes that met their needs and print them off. I actually mailed the printed sheets to Clients so they could read about the homes before our showings. This all sounds so archaic, but consider that I was also one of just a handful of agents in the office who owned a cell phone!

Well, times have sure changed, and I am delighted to be a witness and a participant!

Prepare for your Real Estate Showing

Cleaning your Home for a ‘First Showing’ is hard to do when so many first showings now take place online.

The internet has revolutionized the way Buyers Search for South of the River Homes. We should consider nearly every real estate showing on your home to be precious. Many showings should be considered to be Second Showings even thought the buyer has never previously been to your home. Why?

Your Home’s First Showing takes place Online and you can’t even clean the house before the showing! This is all a postive change for our industry, in my opinion. Buyers are screening homes online and are viewing fewer and fewer homes before making a decision to purchase.

Assisting Buyers in their interpretation of Online Home Listings is one of the most productive ways to help them find their Dream Home. After showing homes to a New Client, I ask them to go back to the homes they had requested and briefly review those homes online again. This helps Buyers screen and interpret the Online Listings they are viewing, and their skills of ‘reading between the pictures’ increase quickly.

One exception, the First Time Home Buyers shopping the Southern Suburbs often see more than 25 homes during their search. Most Buyers, I have worked with inthe past three years, purchasing their second or third homes are requesting to see fewer and fewer homes in person. When Shopping for a Move Up Home, it’s easier to ‘know what you want’ and screen out homes that you know will not suit your needs.

Sellers who realize that nearly every showing is a Second showing can prepare accordingly and strive to make sure all requested showings are accommodated. After all, your home was ‘Shown to a Buyer’ last night at 11:37 pm, you just didn’t know it at the time and you didn’t clean for it. Also, the buyer might have been wearing bunny slippers!
