As a Real Estate Agent for Lakeville, I can tell you with certainty that Building a New Home has become very popular in our area!
It’s amazing how quickly the New Construction neighborhoods have sprung to life in the past 6-9 months! There are neighborhoods which seemed to have gone from empty lots, to bustling homesites overnight. I wanted to bring you some specific information about New Construction in our South of the River Suburbs, so today we’ll start with Lakeville.
Some of the Neighborhoods to check out include Spyglass, right off Cedar Avenue, just South of Apple Valley. This Neighborhood only has 2 Lots Left, both owned by Hebert Homes, a 25 year veteran builder of Eagan and Lakeville with a stellar reputation for quality and value. The Price Range for a wonderful Two Story is about $319,000 -329,000 including 2300+sqft, 3 car garage, Concrete Porch, Granite Countertops, Stainless Steel Appl., Fireplace, Luxury Owner’s Suite. Donnelly Farms is another Neighborhood to check out, homes in this area ranges from $300,000 to $349,000 and are mostly Two Story Style. Located directly across Ipava from the Lakeville North High School, this area was started just before the crash and the lots sat mostly empty for several years. Spring of 2012 they started to sell, I believe there were 38 lots left and by the end of the year there were only 8 left. Lot prices have climbed from $55,000-$65,000 in the early Spring to $75,000-$89,000 now.
Crescent Ridge opened up this summer on the East side of Holyoke, developed by Shamrock. The first phase had 32 Lots and when I checked back with the development company about 2 weeks later, I was told that 27 out of the 32 Lots were Sold. They were scooped up by confident builders including Country Joe, Brandle Anderson, Keyland, GBI, Stone Cottage and a few others. Country Joe is also building off Highview between 175th and 165th.
There are also some lots left in Lakeville in the DR Horton Neighborhood just across from Lakeville South High School. Prices in there are about $350,000-$400,000.
