New construction in Lakeville is exploding! There are plenty of Lakeville new construction opportunities available with more on the way.
A new and exciting project has been approved by the Canadian Builders Mattamy Homes. This massive project titled Avonlea is on over 470 acres and will include around 704 single family homes, 138 row townhouses, and 128 detached townhouses. The detached townhouses are aimed towards empty nesters while the single family homes and row townhouses would draw in many families. This range promises a diverse and broad community with plenty of opportunities for kids to meet and live down the street from their new best friend. The project will also include a clubhouse, several small parks scattered through the community, as well as an over 60 acre public park.
Home prices for this housing project are being estimated between 350,000 and 500,000 and Mattamy Homes has started construction. The project will span eight to ten years which means plenty of new and long term jobs will be created thanks to the Avonlea development.
The project will be built along Cedar Avenue between 179th and 190th street which will place the homes in School district 194, specifically Lakeville North High School. It is unclear which elementary and middle school students will be attending.
The project is currently in the environmental review process and will continue to to be reviewed and debated over the winter but if all goes according to plan then this spring will mark the start of the Avonlea project.
A recently begun development for Lakeville is the Berres Ridge housing project, located on 151 acres north of County Road 50 (202nd Street), east of Highview Avenue and west of Hamburg Avenue. This project is expected to add 366 single family homes to Lakeville by 2020. The estimated price of the homes will be between 300,000 and 450,000.

We had a fantastic time at the Minnesota State Fair on Saturday! Remax Results sponsored a booth for the day and we had a line up of people all day long. One of the owner’s of Remax Results, Marshall Saunders rented a basic spinning wheel and boy did it draw in people.
The prizes won on the wheel were just trinkets which we were giving out anyway, but the allure of winning something was so strong that people stood in line. The prizes included bicycle lights, Remax pens, stickers, temporary tattoos, key-chains, magazines and other small items. The kids got a big kick out of it.
During much of the day, there was another prize offered on the wheel, a pair of Twins Tickets! Marshall is a big Twins Fan and he kept the tickets buried in his coat. Each time someone won, he would pull them out and generously hand off two tickets to an upcoming game. Based on the number of people waiting to spin the wheel, Twins tickets was certainly a prize worth waiting to win!
The crowd didn’t have a lot of questions about Real Estate, but the Minnesota State Fair is a place people go to relax and not think too hard. It’s no wonder the fair goers were more focused on the Magic Spinning Wheel and Twins Tickets than the value of their property.
We had fun and we hope folks remember Remax Results in the most positive way! Who else could make their kids feel so special for winning a bike light, or a pen?

I clearly remember driving to Lakeville with various buyers in the mid 1990’s, eager to show them homes. I often heard, “oh, Lakeville? We don’t want to go that far out.” or “Really, Lakeville? Are there even any houses for sale out there?”
Overnight the situation changed from having to drag clients out to Lakeville to view homes to fielding calls from excited clients who wish to see New Construction Homes in Lakeville. I think it was during 2001-2002 that I really saw such a dramatic change in homebuyer’s perceptions of Lakeville.
I love witnessing the growth of a city, or even a neighborhood. There is an energy and positive attitude tied up in an area of high-growth. Sometimes when I am out showing homes, I’ll pass a home which I helped a buyer purchase many years ago. I always remember how we stood on the land and envisioned their new home when all that was there was a pile of dirt!
